Re: Final Estimate - Addition of gate house & office addition

 

Dear Mr. Massimei:

We propose to furnish all materials and perform all specified labor necessary to complete addition/renovation from the drawings provided by you:

- All plans and required permits.

- .Addition to be 34' L x 20' W.

- Excavation and tree removal.

 -Monolithic footer and slab or stem wall and slab.

- Exterior concrete to consist of door stoops.

 -CMU walls with poured top course and lintels.

-  Trusses and 1/2" roof sheathing.

 -Extension of guard house roof line to match addition.

- Interior renovation of guard house.

 -25/30 year shingles over entire structure.

-R-30 ceiling insulation and R-5 wall insulation.

- Five windows and three exterior entry doors with crash hardware are included. ,

- Hardi panel siding over the new and existing building.

- Plumbing to code.

- HV AC to be a new 2-ton unit

- Electric to code to include two ceiling fan outlets and required comminations wiring.

- Included in this proposal is the addition of a 100 amp transformer for the existing building.

- Interior, exterior trim and finishes to match existing as close as possible.

- Drywall complete ready to paint.

- Painting of all new work.

- Rear retaining wall, with drainage, is included.

- Removal of all construction debris.

 

The following allowances are included in this proposal:

- Cabinets/tops $2,000.00

- Ceramic tjle - material only $2,,200.00

- Electrical fixtures $ 400.00

 

The following is not inc1uded in this proposal:

 

- Any TECO pricing of the new line/transformer lugs to the Gate House.(See Attached)

- Impact Fees.

- Appliances

Option 1 - Removal of existing curb and installation of roll-back curb - Thirty Eight Dollars per linear foot ($38.00 per If).

 

All of the above work to be completed in a substantial and workmanlike manner for the sum of Seventy Three Thousand Nine Hundred and Eighty Dollars ($73,980.00).  Any alteration or deviation from the approved plans and specifications involving extra cost of material or labor will only be executed upon written orders for same, and will become an extra charge over the sum mentioned above. All agreements must be in writing.
