April 2005
Siding refinishing will start later
this year. Cream/Yellow buildings will be serviced in the first phase. Funds have
been budgeted to complete the project over several years. New Sherwin-Williams
colors for the cream/yellow buildings will be:

Patio fences must be stained with the new colour within 30 days of completion of
the main building.

Snow removal is provided when overnight or afternoon snowfall exceeds 2". Snow is removed in two stages to provide the best service in the least amount of time to all residents. A path will be cleared in driveways and on sidewalks in the first stage with additional clearing of areaw where cars were parked within approximately 4 hours after the intital clearing. See the February 2005 Town Crier for additional details.

December 2004
The 2005 Budget has been approved by the Board without an increase in maintenance fees nor any plan for a special assessment for capital expenses. Coupon books will be sent to unit owners not on the Auto Pay system. You do not need a coupon to make a payment and should send your check to the Mayfield Heights address should your book not arrive by the January 1, 2005 due date. Include a note that the coupon book has not arrived.
When storing gas grills, it is essential that propane tanks are stored OUTSIDE of the building, Under no circumstances should tanks be stored in garages or in the homes.
Turn off outside water faucets before freezing weather sets in. Valves are located under the kitchen sink in homes without basements.
Remove door mats from the outside sidewalk areas immediately after the first snow and keep them away during the winter season. Door mats and pet chains and tethers can cause severe problems with snow removal equipment and have been the source of personal injury for workers when they are caught in snow blowers. Pet tethers are not permitted on Association property at any time during the year.

The Illuminating Company is replacing underground electrical service lines in the Association to relieve the problem of frequent outages. Their subcontractor, Directional Boring Technologies is using equipment to replace the lines with a minimum amount of digging when compared to the use of a back hoe to dig trenches throughout the area. The work will require periodic outages when the temporary service is installed as the old lines are abandoned. The boring process is not perfect and we have experienced several instances where other utilities (water, telephone, cable TV and sewer) have been interrupted in addition to electric service as a result of the electric upgrade. Should you experience any interruption in the following utility services please contact the utility directly as the Association does not have a business relationship with any of these entities: Electric, water, gas, telephone or cable television. Contact the Association at the numbers listed in your home delivered Town Crier should you experience a sewer related problem.
Directional Boring Technogies should
be contacted for concerns related to damage to personal property or limited common
facilities such as patios or fences.

are working for the Illuminating Company. You should confirm any phone calls to the
company in writing. Should you not receive a satisfactory response

correspondence to the Association.

Stains for patio fences are
available from the following dealers: Maxum - Pucher's It is
possible that Pucher's will use a formula from Maxum and
provide the proper color in a Benjamin Moore's stain. Sherwin Williams stains
are available only at Sherwin-Williams stores
Most fences will need stain every other year. This helps prevent the wood
surfaces from deteriorating prematurely. Do not use paint as the paint will peel.
General Community Information
Please observe the FRIDAY trash pick up schedule by not placing items at the curb before Thursday evening.
Recycle RIGHT. Place items to be recycled on the RIGHT side of the driveway.
Pet waste must be removed when your
animal deposits it on the lawn year round.
Meetings
Annual Association Meeting
The Annual Meeting of the Members of the Association will be held in May 26, 2005 at 7:00 PM at at the Middleburg Heights Community Center. This meeting is for the election of Board Members and the presentation of reports from the Board as well as any other business specified in the agenda for the Annual Meeting. The attendance of a majority of members is required either in person or by proxy. A proxy permits you to attend the meeting without appearing in person and assigns your voting rights to the proxy holder. Proxies submitted electronically are used for attendance purposes only and are not voted for any other purpose.
Board Meetings
Meetings of the Board of Managers are open to unit owners. Fifteen minutes at the beginning of each Board meeting is alloted for homeowner participation, where unit owners may address the Board, present questions for later consideration and provide input. The balance of each Board meeting is for the Board of Managers to conduct the agenda related business of setting the policies of the Association. Unit owners may remain in attendance as observers during this part of the meeting. Certain portions of Board Meetings, defined as Executive Sessions, may be closed to unit owners. Items considered in Executive Session include legal matters, personnel issues, certain contractural matters, hearings and consideration of the issuance of sanctions against homeowners for violations of the covenants and restrictions.
