| Fences Wooden Privacy Fences * Height of fence: All fences should be 6 feet tall no more no less. * Material: Fences can only be made of natural wood * Color of fence: No painting of fence is allowed, the committee must approve stains * Maintenance of fence: Fence should remain in good repair, including regular seal coats and replacements of any damage sections *Location of Fence: Shall only be behind the house or to screen AC units, or otherwise approved. All local codes do apply *Fence must have the pretty or smooth side facing out on all sides except the back Wooden Picket Fences * Height of Fence: All picket fences should be at least 5 feet and no more than 6 feet tall * Material: Fences can only be made of natural wood and at least 5/8 inches in thicknes. No exceptions. Spacing between planks no wider than 2.5 inches. * Color of fence: No painting of fence is allowed, the committee must approve stains * Maintenance of fence: Fence should remain in good repair, including regular seal coats and replacements of any damage sections * Location of Fence: Shall only be behind the house or to screen AC units, or otherwise approved. All local codes do apply * Fence must have the pretty or smooth side facing out on all sides except the back Storage Buildings / Garage * Size of structure: Maximun wall height is 7 feet with a maximum roof peak of 10 feet. No larger than 150 sq. ft. foot print(10 x 15 or 12 x 12 or 9 x 16 etc) * Material: Building must be consistant with the housecolors, including siding and roof colors. Shed can be made of wood, metal or plastic. * No flat roofs, all sheds must have a pitch approved by the committee and roof must be shingled. * Color: Color should match house color scheme * Location: A diagram of where the structure will be located on the property including it's relation to property lines and the existing home must be submitted. Every effort should be made to conceal from any street that runs by the property. Sheds not attached to the home must be inside an approved fenced in back yard. * Solar Sheds (Greenhouse) must meet the same guidelines * Landscaping around the building: Landscaping should be added to soften the structure and provide screening from streets or neighboring properties when appropriate. * Building Permits: Residents must obtain a building permit if required by local code and include it with submission Additions to Building * Size of addition: Please submit drawings. Must be consistent with roof line and other architectural elements * Material: Building must be consistent with the house colors including the appropriate ratio of brick/stone vs. siding * Color: Color should match house color scheme * Location: A diagram of where the structure will be located on the property including it's relation to property lines and the existing home must be submitted. * Landscaping around the building: Landscaping should be added to soften the structure and provide screening from streets or neighboring properties when appropriate. * Building Permits: Residents must obtain a building permit if required by local code and include it with submission * Specifications Sheet must be submitted Play Equipment * Type of play equipment: Swing sets, play houses, etc should be in good repair and consistent with maunfactured recommended guidlines. * Location: Swing sets, play houses etc. should be within rear property lines. * Portable basketball goals must be in the back yard when not in use. Major Landscaping (Shall be approved by the committee) * Design: Please submit gesign including any changes to site that may affect run off. * Wall designs may require permit from county. If wall adjoins another property any and all easements should be obtained and included with submission. Decks * Size of deck: Please submit drawings. Must be consistent with industry standard or deck building. * Material: Deck can be made of wood, brick, stucco, concrete, or other material consistent with industry standard for deck building. * Colors: Color of deck should either be natural wood or the matching trim, brick or stucco or other color approved by board. * Location: A diagram of where the deck will be located on the property. A diagram of where the structure will be located on the property which must include location in relation to property lines and existing home. * Landscaping around decks: Landscaping should be added to soften the structure and provide screening from streets or neighboring properties when appropriate. * Building Permits: Residents must obtain a building permit if required by local code and include it with submission |
