THE VILLAGE AT CIDER HILL LANDSCAPING GUIDELINES

Unit owners or renters with owner’s permission may add additional
landscaping at their own expense within the following guidelines:

·------Originally installed front garden beds must remain the
same size, meaning they cannot be extended or reshaped in anyway

·------Annuals and perennials may be added to the front beds,
however, requests for additional trees and shrubs must be presented
to the landscaping committee and approved by the Board of Directors.

·------Garden beds may be added around the sides and back of
units that abut the foundation from 2 to 3 feet out from the
foundation. These beds must be edged and mulched.

·------Garden beds may be added around patios, porches and
sunrooms (with foundations) no more than 3 feet from foundation.
Units with 3 season rooms and or decks on stilts may come out no
more than 3 feet from cement footings and again gardens must be
edged and mulched.

·------Garden beds may be added around privacy fences up to 2
feet from base of fence and must be edged and mulched. If your unit
has the air conditioner unit and all it’s wiring next to your fence
then you can just add mulch to your garden bed, or if you prefer you
may just add small stones or sand to that area.

·------Garden beds may be added along the wooded area @ the back
of units; no more than 18 inches from edge of woods and as not to
alter woods in any way. These wooded areas for the most part are
woods/wetlands protected by the Department of Environmental
Protection and by order of the Town Planning Board at the time of
approval of the Cider Hill Condominium and this document is recorded
in the registry of deeds. The Cider Hill Condominium Declaration
refers to the preceding documents.

·------Garden beds may be added around air conditioner units, but
remember to leave access for units to be serviced.

·------Units that have large rocks or boulders 3 feet or larger in
diameter that were originally in your yard may have garden beds added
up to 18 inches from the base of rock.

·------We will be checking in to what we can do around the CMP, Time-
Warner, and phone boxes that adorn the front yard of some units. The
Cider Hill Condominium Association will accept responsibility for
planting in these areas. The time line for doing this is undetermined
and there may not be a need to disturb plantings already in place.

·------No landscaping of any kind can be done around the Champagne
gas tanks.

·------A limited number of small garden ornaments with the exception
of wood, fiberboard or plastic ornaments that will degrade in outdoor
weather, may be displayed in the garden beds. With respect to owner’s
personal preference, ornaments with a religious theme may be put in
the beds abutting the rear of the unit or the patio or deck area.

·------If you have any interesting and unique areas in the back of
your units we suggest you come to the landscape committee for help
and ideas.

·------Any other landscaping designs or plans must be submitted to
the landscaping committee who will present them to the Board of
Directors for approval.

·------Keep in mind that you are responsible for the maintenance
and upkeep of any and all gardens and plantings that you install.
The Association landscaper is only responsible for what is in the
front of the unit, the lawn care and trimming around each building.
There should be nothing planted that will impede those services.

·------Landscaping committee members will be more than willing to
help and assist in anyway with anyone that may have questions or
problems that need to be answered with any of the above guidelines.

·------Please note: If you add gardens and you decide to sell your
unit, you must specify in your selling contract that new owners will
maintain gardens to above guidelines, or you or new owners will be
responsible for the removal of said gardens.


The landscaping committee will be more than willing to answer
questions or assist you is selecting the types of plants that
would be appropriate for the area that you wish to plant them in.
Watering of lawns and gardens is the responsibility of each unit owner.
