·Condominium Fees = $210 per Month. These common fees pay for
the "Services Included" in the line below. We have designated $25
per month to build up our long-term reserve fund. This reserve
fund will pay to resurface our roads, replace roofs in 15 years,
and all of the other large capital outlays that a private homeowner
would normally expend.
· Services Included: plowing and snow shoveling, mowing, water, trash
pickup (Friday mornings), landscaping, and clubhouse use.
· All units have central air-conditioning.
· Gas heat, with individual metering.
· Gas fireplace in all units.
· Deck or patio.
· Attached garage
· Tax rate: the 2007/2008 mil rate for old Orchard Beach is $12.56/1000. To
calculate your approximate taxes, multiply your purchase price by 0.01256.
Sewer fees included in property taxes.
· You are responsible for watering your own lawn.
· One or two small, common house pets are allowed--no more.
Pets are not allowed to stay outside on a leash or other restraint.
