Shoulder Season (Dec and April): $2000/mo, $1200/wk. Two week min.
Low Season (May thru Nov): $1200/mo, $400/wk. One wk min.

Terms
- Non Smokers Only. The entire HVC duct system, carpets, bed coverings, drapes etc are either new or freshly cleaned to eliminate all smoke residue. Violating this rule will be cause for immediate eviction without any refunds.
- Due to the community age restrictions, at least one renter must be 55 or older & no children under 18.
- A Reservation Deposit equal to the $500 Security Deposit + $80 processing fee is due upon confirmation of your reservation. Refund Policy: Reservation deposit is refundable less the processing fee provided the tenant notifies the Property Manager at least 90 days prior to the date of occupancy and the property can be reassigned for the same period. Medical slips may be required in the event of an "emergency cancellation. An alternative is a sub-lease.
- Security Deposit:
A $500.00 security deposit is required at check-in. Security deposit is refundable within 14 days after the lease expiration. Conditions: the property must be left in order and all terms of the lease agreement must have been met to receive full refund.
- Cleaning Fee:
A $120 Cleaning Fee is required.
- No more than 4 persons may occupy the residence for a period longer than 3 days. The house is set up for two couples, the couch does not convert into a bed.
- Pets: small, housebroken dogs and de-clawed cats are acceptable upon written permission. Caution: do not allow your pets to be alone outside, there are many coyotes around here that would love to dine on pets.
- All Utilities included: Telephone with unlimited local service only (for long distance you need to use a calling card), Cox cable TV with extended service (extra channels), DSL Internet access, elec, gas, air, heat, water, trash, gardening and sewer.
