This indenture made the eighth day of September in the year of our Lord, one thousand seven hundred and eighty eight, between John Cartmill and Susannah, his wife of the County of Augusta and State of Virginia of the one part and James Harris of the County aforesaid of the other part.

Witnesseth that the said John and Susannah Cartmill for and in consideration of the sum of one hundred pounds current money of Virginia to them in hand, paid by the said James Harris at or before the Sealing and Delivery of these presents, the receipt whereof is hereby acknowledged them the said John and Susannah Cartmill, hath Granted, Bargained and Sold and by these presents doth Grant, Bargain and Sell unto the said James Harris and to his heirs and assigns forever, one certain tract or parcel of land containing one hundred and forty acres lying and being in the County of Augusta on the Cowpasture River joining and between lands of James Hughart and Nathan Crawford and bounded as followeth:

Beginning on the South side of the River opposite to a white oak corner to Samuel Cartmill's land, now Nathan Crawford's and thence down the River 45 poles to a (?) and two white oaks, thence South sixty-two degrees and twenty poles to a white oak at the foot of a hill, thence along the same, Northwest thirty poles to a Black Oak & Hickory, North thirty four degrees, West eighty-two poles to a hickory & maple on the River & up the same, North fifty eight degrees, West fifty poles to an ash at a Bend of the River, North eight degrees, West fifty-six soles to a sugartree near a pond, North five degrees, East fourteen poles to two Poplars, North forty nine degrees, East seventy six poles up a Bank to two white oaks at the foot of a hill and along the same, South sixty eight degrees, West ninety six poles to a white oak, South ten degrees, East eighty six poles, crossing the River to two lines, corner to Nathan Crawford's land and with his line, South thirty degrees, West eighty four poles crossing the River to the Beginning.

Together with the appurtenances thereunto Belonging, to have and to hold the said Land hereby conveyed and all and singular the premises. Surety, Granted with the appurtenances unto the said James Harris, his heirs and assigns forever to the only proper use.

I behoof of him the said James Harris and of his heirs and assigns forever and the said John and Susannah Cartmill for themselves, their heirs, executors and administrators, doth covenant and agree to and with the said James Harris, his heirs and assigns by these presents that the said Land aforesaid with the appurtenances unto the said James Harris, his heirs and assigns forever from the claim or demand of them the said John & Susannah Cartmill or any other person or persons whatsoever shall warrant and forever defend by these presents.
