   For buyers, spotting trouble can save you from coveting a money pit that's difficult to insure because of past problems and potential risks.  For sellers, knowing how to maintain your home will help you earn top dollar and a quick sale when it's time to move on.
     Watch your step.  Driveways, walks and steps should have no more than three quarters of an inch difference in the surfaces.  Anything more is a tripping hazzard and should be repaired.   
     Make sure the grade of the earth slopes away from the house, not toward it.  If the grade is wrong, rain will run toward the house and migrate to the foundation where the cinder blocks soak it up like a sponge.
     Gutters should be cleaned & sealed twice a year to insure that water is not pushed under the roofing material or running down the sides of the house.
     The chimney should have a cap and screen to keep animals out and sparks in.
     Make sure the attic is adequately ventilated with sofit or ridge vents.  Moisture can lead to mold and other damage over time.
     Check  to make sure the bathroom has a fan that works and vents outside.
Homes should have a minimum of 100 amp service which FHA and VA now require before approving home loans.
